Does your office have an after-hours dropbox?

No, we don’t. If you need to drop off rent or any other paperwork you’ll need to come during our normal business hours.

Maintenance

What are examples of maintenance issues and pricing?

Our average maintenance calls range from $75-$300. Our PMs are in control of every service call and invoice that comes in. We will first try to troubleshoot with the tenant if possible. This is to prevent sending someone out to simply flip a breaker or relight the pilot on a Water Heater. We do our best to limit the maintenance costs on an owner as well as chargeback anything that is defined as tenant caused damage.

A few of the most common are:

Sewer Cleaning to the main: $155
Sewer Camera: $145 (recommend if the sewer hasn’t been cleaned in a long time just to see what’s going on).
Toilet Clogged: $75 -$125 (depending on what needs to be done).
Furnace and A/C Service Calls: $75 – $550 ($75 is for simple service up to $550 to replace boards/blower motors).
Gutter Cleaning: $125

Rent Payments

Are there fees when the property has no tenants?

No. Our philosophy is that if you are not getting paid, we are not getting paid.

Are you currently an active real estate investor in your market?

Yes, American Real PM currently has an investment arm named American Real Property Investments which is growing.

The way we set up American Real PM as a company is the same way that we manage our own investments.

How do you handle rent rate increases?

We will always evaluate local market conditions and determine where your property is priced in accordance with the current market rate. We do not want to overprice the home and force a vacancy, but we also do not want the property to be underpriced leaving money on the table for our investors. We typically go with standard 3% increase at the time of renewal from the previous market rate by offering the below options.

American Real PM only offers 2-year lease renewals.

Your current rental rate is $925.00.

I did not have a pet when I moved in. May I have one now?

First, email your Property Manager of your request for a pet. Do not move a pet into the property without permission. They will contact the owner and submit your request. If the owner does allow the pet, an increased security deposit and fee will be required and a pet addendum must be signed.

When I move out, what do I need to receive my full security deposit back?

We advise that you remove all personal belongings and clean the house thoroughly, including floors, walls, trim, windows, bathrooms, counters, cabinets, appliances. All carpets should be shampooed. Gutters should be cleaned out. The roof should be free of leaves and debris. If you are responsible for lawn maintenance, then the grass and hedges need to be trimmed to a reasonable height, and all beds should be free of weeds. We ask that all damages be repaired by a licensed contractor that is approved by American Real Property Management.
